Six Guides to Pool Cost, in Reading Order

Each lane answers one money question. Read them in order, or jump to the one you are stuck on.

  1. What will my pool really cost?

Lane 1: See What Every Pool Type Costs

Start with the full picture. This guide lays out starting prices for vinyl liner, fiberglass, and gunite pools, plus the choices that push a price up or down. Pool size, shape, equipment, and your yard matter most. Every gunite and fiberglass pool we build gets Jandy equipment, and that equipment is part of the price. HomeGuide publishes national cost averages, but those numbers are not Tulsa quotes.

  2. Why do two quotes look so different?

Lane 2: Know Pool-Only vs Finished Price

A pool-only price covers the pool itself. A finished price adds the decking, rock or brick, electrical work, and permits that turn it into a usable backyard. Our OK Plunge starts at $19,999, pool only, and a complete one runs up to about $50,000. Concrete decking alone runs $17 to $21 per square foot. The FTC contractor tips explain what a written contract should spell out.

  3. What does a semi-inground pool cost?

    Lane 3: Price a Semi-Inground Pool

A semi-inground pool sits partly above the ground, with the exposed wall faced in rock or brick. That is why it often suits a sloped yard. The 10x20 OK Plunge starts at $19,999, pool only. A 14x28 starts at $24,000, and finished semi-inground pools run up to about $65,000. Our 14x28 rectangle or freeform package is $64,999 with a rock surround, a waterfall wall, and decking.

  4. Is a smaller pool much cheaper?

Lane 4: Price a Plunge Pool

A plunge pool is a smaller pool built for cooling off, lounging, and play. We build plunge pools in all three construction types, so your price depends on which one you choose. The vinyl liner OK Plunge starts at $19,999, pool only. A fiberglass plunge starts at $45,000, and a gunite plunge starts at $55,000.

  5. What does fiberglass really cost?

Lane 5: Price a Fiberglass Pool

Our fiberglass pools run $45,000 to about $90,000, and each price depends on the model you choose. Every price includes waterline tile, plumbing, pool electrical, and 3 feet of concrete around the pool. Browse Leisure Pools models to see the shapes. A crane costs extra, and you need one only when the shell has to go over your house.

  6. How will we pay for it?

Lane 6: Avoid Costly Financing Mistakes

Many families pay for a pool over time, and the loan type and term they pick can add thousands of dollars to the final cost. If you plan to borrow against your house, the CFPB explains how home equity lines work. Then learn the common financing mistakes before you talk to any lender.

Pool Cost Questions, Answered

What is the cheapest pool Silverado Rock builds?
The OK Plunge is our lowest-priced pool. It is a 10x20 semi-inground vinyl liner pool that starts at $19,999, pool only. With rock or brick walls, decking, permits, electrical upgrades, and dirt hauling, a complete one runs up to about $50,000.
What is not included in your starting prices?
Permit fees, dirt hauling, and crane service are not included in our starting prices. A crane is needed only when a fiberglass shell has to go over your house. An electrical panel upgrade is also extra when your home needs one.
Can my price change after I sign?
Once you sign, your quoted price is fixed. The one exception is buried rock that the excavator hits, and we always tell you before any extra work starts. Rain and permit delays cost you time, not additional dollars.
Does a sloped yard cost more?
It can. A full inground pool on a sloped yard usually needs a retaining wall and fill, which runs $10,000 to $15,000. A semi-inground pool can often sit deeper on the high side of the slope instead. Jason measures every yard on site before quoting.
Why are your quotes not itemized?
We do not break quotes into line items. Your written quote shows the price of your pool, the site items your yard needs, and anything outside our scope, like a panel upgrade. Our cost guides explain what moves the price, so you can compare builders on the same terms.
